Real Estate statistics from the New York State Association of REALTORS (NYSAR) for the last year show a slowing market in Columbia County at the end of 2018. New listings decreased from 132 in September, 2017, to 107 in September, 2018; closed sales decreased from 68 to 65; and homes for sale from 950 to 789. Numbers were similarly down in March through August across most measures as compared to last year.
However, the median sales price for September this year was higher, at $249,000, than last September’s median sales price of $225,000, but during many months this year the media sales price was lower than last year. Statistics also show that there was more real estate activity at the beginning of this year across most measures than there was at the beginning of 2017, suggesting a peak in the real estate cycle may have occurred between mid-2017 and early-2018.
